Kailua Residence

The client owns a challenging hillside lot in Kailua and asked the designers to develop a schematic design for a 4 bedroom residence. The site is steep and narrow and additional setback requirements limited the width of the buildable area to 40 feet. The maximum buildable height for the hillside site was 25 feet.

The architectural solution required some exacavation of the hillside, mostly at the ground level where the garage is located. The second level requires a minimal amount of excavation at the back corner of the residence and the third level sits directly on the site. Because of the height limitation and the programmatic requirements, the designers chose not to elevate the building above the site, instead giving it a closer relationship to the hillside and providing the appropriate retaining walls and drainage needed.

Interior spaces are arranged in an hierarchical fashion and connected vertically with a glass atrium space that houses the stairwell. The garage is located at the first level, bedrooms and office space on the second level, and the master suite, kitchen, living, and dining spaces on the third level.
